Springfield City Council members last night reviewed two redevelopment plans that would add a combined 112 units on the market.
Interim Director of Economic Development Sarah Kerner presented both projects that would bring improvements to the Robberson Avenue Multi-Family Redevelopment Area and the Lantz Enterprises Redevelopment Area. Both are near Missouri State University and represent nearly $12 million in development.
Redeveloping the South Robberson Avenue area between East Madison Street and East Grand Street would include demolition of existing buildings across 10 parcels between 814 and 902 S. Robberson. The area already has been declared blighted.
Spencer Fane LLP partner Shawn Whitney, representing developer Burning Tree Consulting LLC, said approximately $8 million would be invested in the redevelopment that would bring a trio of three-story buildings made up of 72 units.
“It is a 10-year abatement on the value of new improvements,” Kerner told council of proposed incentives for the project.
Nicholas Irmen, a Spencer Fane attorney who also spoke on behalf of Burning Tree Consulting, said the planned demolition and construction work would be completed by June 2018.
Council also heard plans and a blight report for the Lantz Enterprises Redevelopment Area.
Developer Lantz Housing LLC plans to invest roughly $3.7 million in the project, Whitney said, for the construction of fraternity and sorority housing along the south side of East Elm Street between John Q. Hammons Parkway and South Florence Avenue. Council’s agenda lists proposed addresses at 1102 and 1106 E. Elm St.
If approved by council, demolition of three existing multifamily residential structures would be completed this summer, with construction of new housing to be completed in June 2018, according to SpringfieldMo.gov
. The project plans comprise two three-story buildings that would together house 66 students in 40 units.
Council is scheduled to vote on both redevelopment plans at its June 12 meeting.
