Springfield businessmen invest in Joplin shopping center

Two Springfield businessmen have partnered to purchase a retail center on one of Joplin's busiest strips.

Mike Fusek with Springfield-based Sperry Van Ness/Rankin Co. is the managing member of Rangeline Marketplace LLC, and Springfield businessman Jim Conley is another partner. The duo has purchased the retail center at 2330 Range Line Road for $3.8 million from Randy Burleson, owner of Burly Inc. in Neosho.

Fusek also owns another property farther north on Range Line Road and said he has worked with Burleson on past projects. In recent months, the location at 2330 Range Line Road has drawn McAlister's Deli, Coconut's Tropical Grill and TC's Liquor and Smoke Shops. Fusek said the combination of good location and quality tenants made the property attractive.

"I've known Randy for years and I really like the location," Fusek said. "The traffic in and out of that location is incredible. McAlister's has had one of their best grand openings ever - stronger even than their Arkansas and Oklahoma City locations."

Fusek said there is still 5,000 square feet of available space within the building, and that the new owners are going to be picky about what company they choose for a lease agreement.

"Because of the traffic and the businesses around it, the tenant in that position makes it critical to the success of this investment long-term," Fusek said. "Due to the economic slowdown, there are a lot of projects on hold (elsewhere in Joplin), but we are committed to the Joplin market."
