Americans are increasingly renting. In fact, the number of rental households has doubled over previous decades. Last month, the homeownership rate fell to a 19-year low, and while some speculate that this is a result of tighter lending standards, others see it as people embracing a hassle-free lifestyle. In Germany, France, Denmark, Austria, and the Netherlands, renting is the norm, and many U.S. cities including New York, Houston, Dallas, San Diego, and Chicago, are following that trend.

When it comes to renting, for many that means an apartment, and nobody does apartments better than TLC Properties. Sam and Carol Coryell, with one rental house in their portfolio at the time, started the company in 1988. Today, TLC Properties professionally manages 12 apartment communities, providing a total of 2,783 apartment units. Family owned and operated, the Coryell’s sons; Sam M., Daniel and David all play vital roles in the company.

Since the beginning, TLC has worked hard to deliver the best product at the best price. With everything from studio apartments geared towards students to luxury senior living options, TLC prides itself on offering the finest amenities and benefit packages in the area. With theaters, pools, fitness centers, dog parks and more, TLC has something for everyone.

“We all work together to deliver excellent customer service,” Sam M. Coryell said. “Our industry has evolved from a management business to a hospitality business, and we factor that shift into all of our decisions.”

The work is ongoing and the Springfield multifamily industry leader has a planned expansion underway at The Abbey, a project under plan review – Township 28, located in Galloway Village, which will bring 138 units to the area, and under construction, Coryell Commons, a 55+ community along the James River Freeway, which will help meet the needs of the growing senior population. The company also recently introduced “Smart•r” apartments, which has features that can be controlled by a touch screen panel in the unit and a smartphone.

“We feel like smart home technology is the next frontier in multifamily living,” Coryell said. “Excellence and innovation is not our destination, but our journey. We want to keep up with things that can make our apartments more appealing, and our residents' lives easier.”

That approach is what has helped TLC grow over the years, and with leadership exemplifying the values of character, service, teamwork, excellence, humility and gratitude, TLC Properties, though larger than Sam and Carol’s original vision, continues to operate under the founding principle of the Golden Rule.

“We pay close attention to decisions that will impact our residents, our staff, and the property owners we serve, and operate by our mission and values,” Coryell concluded.

“We love and appreciate everyone that we work with, and know that without them we would not be where we are today.”
