Bryan Properties sole respondent to MSU dorm request

Bryan Properties owner Bryan Magers confirmed he was the sole respondent to Missouri State University’s request for information on construction of a new 400-bed residence hall.

Matthew Morris, MSU’s vice president for administrative services, yesterday said school officials had been talking to a developer for the dormitory to be located on Holland Avenue within the boundaries of Grand and Harrison streets. He declined to disclose the name of the developer.

Magers is out of town and could not be reached this morning for further comment.

In order to reduce development costs, university officials plan to finance the construction of the project through a public-private partnership. The resolution approved by the MSU Board of Governors Executive Committee would allow university officials to work with Magers to define the project’s scope and establish a fixed cost. MSU plans to spend up to $50,000 from the Residence Life Reserve budget for the design development phase, according to the resolution. The resolution referred to a sole, unnamed respondent.

“Through this arrangement, the new residence hall will have positive cash flow,” MSU President Clif Smart said in a Feb. 21 blog post. “Our current residence halls have reached their capacity, and this new residence hall will allow Missouri State to continue to grow its incoming freshman classes for years to come.”

Incoming MSU students are required to live in a dorm if they are single, under the age of 21 or have completed fewer than 30 hours of transferable credit after high school graduation, the exception being students who are commuting from a parent or grandparent’s house within a 60-mile radius.

If Bryan Properties and school officials determine the project is feasible, Morris indicated completion of construction would target fall 2019.

In recent years, Bryan Properties has had a strong hand in the growth of student housing in Springfield. Bryan Properties manages over 1,000 housing units around MSU and Drury University, and it’s developing the $30 million Bear Village for off-campus student apartments, according to Bryan-Properties.net.
