Retail center to be built across from north-side Wal-Mart

A Chicago-area property developer is building a retail center on North Kansas Expressway across from a Wal-Mart Supercenter. The two-building complex initially would house a mattress store and dental office, according to the listing agent.

Oak Grove, Ill.-based Quattro Development LLC bought the former Phillips 66 gas station property on July 31 from Jim Hocker for an undisclosed price, said listing agent Todd Chambers of Chambers Real Estate Services LLC. He said the property, 2718 N. Kansas Expressway, was listed for sale at $1.5 million and had been on the market for about three years.

Quattro Development is slated to build a 7,000-square-foot building on the north side of the property and a 3,500-square-foot building on the south side, he said.

Chambers said the gas station closed in the first quarter, when Hocker removed the tanks and demolished the building. He said Quattro Development has conducted dirt work on the property, but he didn’t know the timeline for the project.

Mike Liyeos of Quattro Development could not be reached for comment by deadline. Chambers declined to disclose the name of the tenants moving in to the center. Jody Shelenhamer, owner of the project’s general contractor, Shelenhamer Construction LLC, also could not be reached by deadline.

Building permits on file with the city indicate a dental practice operated by Syracuse, N.Y.-based management and support company Aspen Dental Management Inc. would open at the site. According to the company’s website, Aspen has 508 offices in the U.S. and currently operates three Missouri practices in Columbia, Washington and Bridgeton. The company is due to open a Rogers, Ark., location Thursday.

The mattress firm is not named in city permits.

Chambers also is marketing the lease of an additional 3,000 square feet at the center at $29.50 per square foot annually, according to his website.
