N.C. developer pursues shopping center at Sunshine, West Bypass

Charlotte, N.C.-based commercial real estate firm Collett is promoting plans on its website for a 200,000-square-foot shopping center in west Springfield.

The project would be developed at the southeast corner of Sunshine Street and West Bypass, across from a Wal-Mart Supercenter and the sprawling $78 million Springfield Plaza mixed-use development already underway.

Earlier this month, Todd Chambers of Chambers Real Estate Services LLC helped pen a deal to put 8.5 acres under contract to Collett, and an adjacent property owner is selling 14 acres to the North Carolina developers, too. Chambers declined to disclose terms of the deal and referred additional questions to Collett.

According to ColletteRE.com, plans for the 22-acre site include a strip center with eight retail bays from 6,000-55,000 square feet apiece, two stand-alone retail stores of 8,400 square feet in the parking lot, nearly 1,000 parking spaces and an outparcel of 1.14 acres at the corner of Moore Road and Sunshine. Based on its online site map, the strip center would face Sunshine.

Collett sales representative Dave Hendrick did not return calls for comment by deadline.

According to Greene County assessor records, Donald McCurry of Don McCurry Motor Sales at 3801 W. Sunshine St. owns 13.9 acres between Moore and West Bypass with a combined 2016 taxable appraised value of $786,600. McCurry last year sold 40 acres down the street at 3705 W. Sunshine St. to Eau Claire, Wis.-based home-improvement retailer Menard Inc., which plans to build a store across from Springfield Plaza.

McCurry could not be reached by deadline.

Sunshine Crossing LLC owns the 8.5 acres under contract through Chambers Real Estate Services. The 2016 taxable appraised value of the land is $499,800. According to Missouri Secretary of State records, Sunshine Crossing was organized in October 2013, and the registered agent is Aaron Lyons, a Springfield attorney with Hamburg & Lyons LLC. Lyons did not return a call for comment by deadline.
