Winter 2016 Architects & Engineers Project Report

Local architecture and engineering firms submitted projects showcasing their work for this feature, which is published semiannually. Among the 24 projects, there is a $25 million renovation and addition to Missouri State University’s Glass Hall, a three-story loft development downtown and multiple out-of-state hotels.

ARCHITECTS


Insight Design Architects LLC
River Lanes
Insight Design Architects LLC is working for an undisclosed client on a $5 million bowling alley with 18 lanes, an arcade, laser tag and a restaurant. Project engineers and a general contractor have not yet been selected.
The center is scheduled for completion this winter. The project location is undisclosed.


Sapp Design Associates Architects PC

Glenstone Marketplace
3333 S. Glenstone Ave.

Sapp Design Associates Architects PC is working with owner/developer Thessing Commercial Realty and American Realty & Development on the 88,000-square-foot retail center. Scheduled for completion this winter, The Fresh Market is the first signed tenant for $10 million project on the site of the former Howard Johnson hotel. Engineers are Toth and Associates Inc., structural; and Colvin Jones Davis LLC, mechanical, electrical and plumbing.


Esterly, Schneider & Associates Inc.

Fulbright Water Treatment Plant hypochlorite building
3920 N. Farmer Road

City Utilities of Springfield commissioned Esterly, Schneider & Associates Inc. to expand chlorination at its Fulbright Water Treatment Plant. The $1.8 million addition will add a structure over the existing building and two rooms for large chemical tanks, as well as workspaces and restrooms for employees. Engineers are Great River Associates Inc., civil and structural; ESC Inc., mechanical, electrical and plumbing. Construction by General contractor Branco Enterprises Inc. should be wrapped up in early March.


Jack Ball Architects PC

Christian County Ambulance District
6101 N. Cabinet Drive, Ozark

Jack Ball Architects PC is working with the Christian County Ambulance District on the $630,000 north Ozark facility. It is designed with crew living quarters, including a private office, locker and shower rooms, and a full kitchen. General contractor Greg Crawford Construction Co. Inc. is working with civil engineer Pinnacle Design Consultants LLC, as well as Interpres Building Solutions LLC for mechanical, electrical and plumbing designs. Expected to be complete March 30, the project also includes an ambulance garage with pull-through access and a small tornado safe room.


Paragon Architecture Inc.

Missouri Southern State University Reynolds Hall
3950 E. Newman Road, Joplin
Missouri Southern State University hired Paragon Architecture Inc. for a $7.8 million campus remodel project to modernize math and science laboratories, classrooms and lecture halls. General contractor Crossland Construction Co. is working with mechanical, electrical and plumbing engineer Colvin Jones Davis LLC for a summer 2017 completion date.


Ireland Architects Inc.

Lakeland Behavioral Health System gym and annex
440 S. Market St.

Ireland Architects Inc. designed a gym and annex remodel for the center city provider of psychiatric services. In the project, the gym will double as a large conference area, and security measures are being upgraded. Exterior work includes a playground area with a shade structure for children. Engineers are J&M Engineering LLC, structural, and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing. General contractor DeWitt & Associates Inc. is working toward completion in March.


H Design Group LLC

Brewery District Flats
535 W. Walnut St.

Owner 5999 LLC is working with H Design Group LLC on a three-story office and retail development. The architecture will blend with the existing downtown style, incorporating combinations of brick, glass and steel. Morelock-Ross Builders Inc. is general contractor, and engineering is from Olsson Associates Inc., civil; J&M Engineering LLC, structural; and Colvin Jones Davis LLC, mechanical, electrical and plumbing. The 29,000-square-foot project is slated for completion in June.


Buxton Kubik Dodd Creative

Kickapoo High School safe room, Phase 2

Springfield Public Schools is working with Buxton Kubik Dodd Creative on a Federal Emergency Management Agency safe room addition and renovations to the northeast side of Kickapoo High School. Doubling as an auditorium, the $9.9 million project comprises a slab on grade with precast concrete and structural steel framing, a storefront, seating, stage and rigging equipment, and audio/video lighting equipment. General contractor is DeWitt & Associates Inc., and engineers are Toth and Associates Inc., civil; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing. Peerbolte Creative LLC handled the theater design, and Avant Acoustics performed acoustical consulting. The addition is slated for completion July 2.


Slone Architects & Interior Designers Inc.

Holiday Inn Express and Suites
1301 Preacher Roe Blvd., West Plains

Slone Architects & Interior Designers Inc. designed a $6 million Holiday Inn Express and Suites for West Plains developer Ozark Hills Hospitality. The four-story, 96-unit hotel is expected to be complete this summer. Larry Snyder and Co. is general contractor. Engineers are Tom Edelman, structural, and Ali Latifi, mechanical.


Torgerson Design Partners LLC

Scrivener Oil Co. Inc. office
1603 State Highway J, Ozark

Torgerson Design Partners LLC is project architect for Scrivener Oil Co. Inc.’s roughly $700,000 new headquarters, which sits across the street from one of Scrivener’s Signal stores in Ozark. The office is being added to a building that houses a Papa John’s and Comet Cleaners. The project cost was previously $1.1 million, but a redesigned facade lowered expenses. General contractor MSB Inc. is working with mechanical, electrical and plumbing engineer Smith-Goth Engineers Inc., with completion expected in June.


nForm Architecture LLC

Newton County Judicial Center
123 E. Main St., Neosho

Newton County hired nForm Architecture LLC to redesign the historic courthouse on the square. The $1.1 million renovation project includes new courtrooms, offices and lobbies, with special attention on separating the public and private portions of the building. General contractor is Construction Services Group Inc. J&M Engineering LLC handled the structural engineering work, and Interpres Building Solutions LLC did the mechanical, electrical and plumbing designs. The project should be complete this summer.


Hood-Rich Inc.

DoubleTree Hotel banquet room addition

O’Reilly Hospitality Management LLC commissioned Hood-Rich Inc. to design a $3 million addition to the DoubleTree Hotel. Slated for completion by year’s end, the project features a large banquet and meeting room, a glass-enclosed entry and lobby, restrooms, a kitchen and storage areas. Engineers are Olsson Associates Inc., civil; Mettemeyer Engineering LLC, structural; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing.


Butler, Rosenbury & Partners Inc.
Cambria Hotel & Suites
701 S. Ware Road, McAllen, Texas

Butler, Rosenbury & Partners Inc. is working on a joint venture in Texas for O’Reilly Hospitality Management LLC, Fulcrum Management and Hankin Enterprises. Doing business in the Lone Star State as Geoffrey H. Butler, AIA, the firm designed a Cambria Hotel & Suites based on Choice Hotels’ latest prototype. The four-story hotel, next to the McAllen Convention Center, has 121 suites and 2,300 square feet of meeting space. Engineers are Halff Associates, civil; J&M Engineering LLC, structural; and Malone Finkle Eckhardt & Collins Inc., mechanical, electrical and plumbing. The third Texas property for the Cambria brand is expected to wrap up late this year.


Arkifex Studios LLC

Pyramid Foods store
2843 E. Sunshine St.

Arkifex Studios LLC is working with Pyramid Foods to renovate a former Dillons grocery store in east Springfield. At 50,000 square feet, the design comprises a complete overhaul of the facade and a retrofitted interior to include food and beverage services, improved wayfinding and health-centered interactive elements. Engineers are J&M Engineering LLC, structural; and Ali Latifi, mechanical, electrical and plumbing. The unnamed project is expected to be complete by late spring.

Olsson Associates Inc.

Aspen Springfield
1028 St. Louis St.

Austin, Texas-based Aspen Heights is working with civil engineer Olsson Associates Inc. on the multimillion-dollar Aspen Springfield student housing development. Dallas architect Humphreys & Partners Architects LP designed 172,000 square feet of living space spread across four, five-level student housing structures and 166 units with 564 beds. Olsson Associates was contracted to provide site surveying, geotechnical engineering, traffic engineering, rezoning, construction inspection and materials testing. Integrity Structural Corp. handled structural engineering, and Vrettos Pappas Inc. did mechanical, electrical and plumbing work. The project is expected to be complete in August.


Colvin Jones Davis LLC

Opal Foods LLC office renovation
16194 Highway 59, Neosho

Opal Foods LLC is working with mechanical, electrical and plumbing engineer Colvin Jones Davis LLC on a $1.1 million renovation to the former Neosho Powersports Building. The 17,500-square-foot building will serve as the new Opal Foods headquarters with an open-office work environment, training rooms, a company museum, indoor and outdoor break rooms, an outdoor seating area and a restroom designed to serve a storm shelter. Paragon Architecture Inc. handled design work. General contractor Construction Services Group is working toward completion this summer.


Toth & Associates Inc.

Bakersfield High School addition
357 State Highway O, Bakersfield

Civil and structural engineer Toth & Associates Inc. worked on a 12,000-square-foot high school addition in Bakersfield to replace a structure torn down last summer. Designed by Paragon Architecture Inc., the $2.5 million project consists of classroom and administration space for the high school that attaches to the district’s middle school. R.K.L. Construction Co. Inc. is general contractor, and Colvin Jones Davis LLC is mechanical, electrical and plumbing engineer for the project expected to be complete in June.


Interpres Building Solutions LLC

Lift Truck Center Inc.
4750 E. Parallel Lane

Mechanical, electrical and plumbing engineer Interpres Building Solutions LLC is working with Lift Truck Center Inc. on an approximately 35,000-square-foot building with 10,000 square feet of office space, a parts sales area and a shop for service, cleaning and maintenance of forklift trucks. H Design Group LLC handled design work, with additional engineering from Shaffer & Hines Inc., civil; and J&M Engineering LLC, structural. The project is slated for completion in fall 2016.


Malone Finkle Eckhardt & Collins Inc.

Seneca High School safe room
1110 Neosho Ave., Seneca

The Seneca R-7 School District is working with mechanical, electrical and plumbing engineer Malone Finkle Eckhardt & Collins Inc. on a $2 million high school addition. Changes include a nearly 7,000-square-foot multipurpose and tornado safe room, lobby entry and white-box space for future programing needs, as well as an exterior update of the adjacent Council House facility. Other engineers are Anderson Engineering Inc., civil, and Toth & Associates Inc., structural. The project is expected to be complete by late fall.


CJW Transportation Consultants LLC

Missouri State University Glass Hall renovation

Civil engineer CJW Transportation Consultants LLC is working with Missouri State University on a $25 million renovation and addition to Glass Hall. Home to the College of Business, this project renovates the existing public spaces, including the corridors and restrooms, and provides a 40,000-square-foot addition to the east. Lead architect Perkins and Will, of Chicago, worked with local firm Dake Wells Architecture Inc. General contractor DeWitt & Associates Inc. has targeted completion in fall 2017.


Butler, Rosenbury & Partners Inc.

OzAir Charter Service hangar
2525 N. General Aviation Ave.

Burgess Aircraft Management LLC owner Mark Burgess commissioned Butler, Rosenbury & Partners Inc. for structural engineering and architectural work on a hangar for OzAir Charter Service. The 22,500-square-foot freestanding hangar will be the first to open in Springfield following the recession. Other engineers are Anderson Engineering Inc., civil, and Colvin Jones Davis LLC, mechanical, electrical and plumbing. The project should be done in first quarter.


Pellham Phillips Architectural Engineering

SRC Automotive Inc. additions and renovations
4431 W. Calhoun St.

SRC Holdings Corp. is working with mechanical, electrical and plumbing engineer Pellham Phillips Architectural Engineering on a 64,000-square-foot warehouse addition to its automotive plant. Interior spaces include 4,900 square feet of offices, a renovation of 6,600 square feet of main offices, a break room, expanded restroom and locker room areas, and a fitness room that functions as a tornado safe room. Morelock-Ross Builders Inc. is general contractor on the project designed by Buxton Kubik Dodd Creative. Other project engineers are Olsson Associates Inc., civil, and J&M Engineering Inc., structural. The project is slated for completion in March.


Crawford, Murphy & Tilly Inc.

U.S. Highway 160 reconstruction
West Plains

The city of West Plains contracted civil and structural engineer Crawford, Murphy & Tilly Inc. as prime consultant on its reconstruction of U.S. Highway 160 over Howell Creek and the BNSF Railway. The project comprises two separate structures with associated retaining walls, multiuse pathway connectivity and complex urban geometric constraints. The design phase is nearing completion, with additional rail consolidation efforts considered for additional grade separation improvements within the community. Other project engineers are Terracon Consultants Inc., geotechnical, and Mo-Ark Consulting LLC, surveying. A construction start date on the $7 million project has not been determined.


Pinnacle Design Consultants LLC

Bear Village, Phase IV
840 S. Roanoke Ave.

Civil engineer Pinnacle Design Consultants LLC is working with developer Bryan Properties on Phase IV of the seven-phase Bear Village student housing project. The phase will add 42,000 square feet of living space across 24 units with two-, three- and four-bedroom floor plans. Morelock-Ross Builders Inc. is general contractor, with architectural work from H Design Group LLC. Additional engineers are Mettemeyer Engineering LLC, structural, and Colvin Jones Davis LLC, mechanical, electrical and plumbing. The phase is expected to be complete in July.
